Investment Banker to Demolish £15m Poole Mansion for Grander Six-Bed Home
Wealthy investment banker Michael Dennis and his wife Angela are set to demolish a luxurious harbourside mansion they purchased for a record £15 million, replacing it with an even larger and more opulent residence. The couple has obtained planning permission to level a five-bedroom Arts & Craft-style home in Poole Harbour, Dorset, which locals regard as one of the finest waterfront properties in the area.
Luxury Redefined: New Mansion Plans
The Dennis family plans to invest several million pounds in constructing a bespoke, modern six-bedroom mansion on the site. The new home will boast an array of high-end amenities, including an indoor swimming pool, sauna, gym, and yoga room on the lower ground floor. Above this, the ground floor will feature a spacious kitchen, day room, living room, snug, office, and a grand entrance hall.
The top two floors will accommodate six bedrooms, each with its own balcony. The master bedroom will be particularly lavish, equipped with his-and-her dressing rooms and en suite bathrooms. Externally, the property will include a large sun terrace, a boat house, and a slipway providing direct access to the harbour, alongside a jetty.
Additional Development on the Plot
In addition to the main house, an existing annexe to the side will also be demolished. In its place, a new six-bedroom detached house will be erected, mirroring the luxury of the main residence with its own indoor swimming pool, yoga room, and gym. While the value of the new primary mansion is expected to remain around £15 million, the secondary home is projected to be worth approximately £10 million.
Background and Previous Ownership
The soon-to-be-demolished property was previously owned by Louise McGlinn, heiress to the Body Shop empire. Her late father, Ian McGlinn, famously lent Anita Roddick £4,000 to establish the Body Shop and later sold his share for £146 million. McGlinn purchased the house in 2008 for £9.4 million and sold it for £15 million in 2024, setting a record price for any home on the Poole Harbour waterfront. This surpassed the previous record of £13.5 million paid by entrepreneur Tom Glanfield for a property on Sandbanks in 2023.
Local Reaction and Planning Approval
The address has not been without controversy. Previously, a well-known property developer sought to buy the plot and build three identical houses valued at £9 million each. This scheme angered neighbours, who feared it would ruin the street's character, create overcrowding, and compromise privacy. However, the Dennis' purchase and revised plans have been met with far more favourable reactions.
BCP Council received letters of support for the new designs, with neighbours praising them as "thoroughly and beautifully executed" and stating that the new mansion would enhance the area. In their report, the Dennis' planning agent noted that the applicants engaged with immediate neighbours, who preferred the current proposal over the earlier three-dwelling scheme.
Design and Context in Poole Harbour
The new house is designed to be more traditional in style, contrasting with the modern, flat-roofed buildings that have become common along the harbour waterfront. The planning agent emphasised that the replacement would sit on the existing footprint, maintaining the orientation and outlook of the streetscene and harbourside elevations. They stated, "The proposed development would not significantly change the visual appearance... the visual impact would be neutral at worst and positive at best."
Prestigious Location Near Sandbanks
The property is located just a stone's throw from Sandbanks, an area renowned as one of the most desirable places to live in the UK for over two decades. In 2000, Sandbanks was ranked the fourth most expensive residential property market globally, behind Tokyo, Hong Kong, and London. Notable residents in the vicinity include former football manager Harry Redknapp and his wife Sandra, Sky Sports pundit Graeme Souness, and celebrity interior designer Celia Sawyer.
Professional Background of the Owner
Michael Dennis is a partner and co-head of European credit at the global investment company Ares Credit Group. The family also owns another lavish £6 million mansion on a private gated estate in Oxshott, Surrey, within the commuter belt. This latest project underscores their commitment to high-end property investments and luxury living.
