£11bn car-free city planned on Dubai-Abu Dhabi highway

A new Dhs55bn (£11.1bn) development along the Dubai–Abu Dhabi highway, called Sheikh Zayed Road, will create a car-free upper city with luxury hotels, homes and a large shopping mall.

The project, in the Al Mamoura district of Abu Dhabi, is designed to be completely free of cars to create a safer, sustainable environment with no risk of traffic accidents. It will include five-star hotels, apartments, townhouses and villas, as well as a championship-standard golf course, two universities, three international schools, eight kindergartens, three mosques and two museums.

Transport and sustainability plans

According to Mira Developments, which is behind the project, the community will link with the upcoming Etihad Rail passenger service, the UAE's first national passenger railway network connecting major urban centres such as Abu Dhabi and Dubai.

Sustainability is central to the plans, with the development aiming to be powered by 60% sustainable energy. Solar technology will be used to shade walkways and installed on rooftops.

Retail and partnership details

The region is already known for its luxury designer malls, but this development will feature one of the largest, spanning 3 million square feet.

The announcement follows a plot sale and development agreement between Mira Developments and AD Ports Group, signed on October 6.

Timur Mamaikhanov, co-Founder and CEO of Mira Developments, said: "We are pleased to partner with AD Ports Group on this transformative project. The Al Mamoura site is an exceptional location, and we are committed to developing a landmark mixed-use community that will set new standards for quality and lifestyle in Abu Dhabi."

"Our vision is to create a vibrant and dynamic destination that combines residential, commercial, and leisure facilities, and this agreement provides the foundation to bring that vision to life. We have full confidence in Abu Dhabi’s thriving real estate market and look forward to a successful collaboration with AD Ports Group."

Timeline

The project is set to be completed within the next decade.
