Bray Controls (UK) has received approval from Renfrewshire Council to expand its headquarters in Inchinnan, driven by rising demand for its flow control products. The planning application, submitted by the company, includes a warehouse extension, reconfiguration of the service yard, and additional parking at its Fountain Crescent site.
Expansion Details and Job Growth
The approved works will reorganize the facility to create more efficient assembly, testing, dispatch, and office areas, along with the installation of a new heating system. According to a supporting statement prepared by Entasis Architects LLP, the company has owned and operated from the Inchinnan site since 1996. The statement noted: "Increasing demand for their product has led to the need to expand this facility, extending the building and reworking the existing accommodation, as well as investing in additional staff."
Car parking will increase from 61 to 73 spaces, and the number of staff on site is expected to rise from approximately 80 to 90. The extension will be built to modern construction standards, featuring efficient heating and ventilation systems, a high-performance insulation envelope, and high air-tightness standards.
Impact on Surrounding Area
With nearby residential properties on India Drive in mind, the agent emphasized that no operations in the building will generate significant noise. The statement added: "Due to increasing workload, they need to extend and alter their existing facility to increase capacity and efficiency and employ additional staff." The site is located within Inchinnan Business Park, identified in the local plan as a strategic economic investment location.
The proposals involve extending the facility entirely within the site boundary and to the rear of the existing building, with minimal impact on surrounding planting. The extension will be similar in aesthetic and scale to the existing building, in keeping with the wider area. Adequate external yard space will be retained for access and maneuvering of commercial vehicles, including articulated HGVs, and additional parking will include EV charging and accessible spaces.
Council Assessment
In its assessment, Renfrewshire Council stated: "The proposal would not appear excessively high or prominent, taking into account the existing building and surrounding building within Inchinnan [Business] Park being of similar heights. The proposal would not have any significant adverse impacts in terms of daylighting and overshadowing or with respect to outlook." The council's official decision notice confirmed the proposal aligns with the development plan provisions.
