Former Wilko store to become gym, creating 14 jobs

Plans to transform the former Wilko store in South Shields town centre into a gym and retail unit have been approved, creating 14 jobs.

South Tyneside Council's planning department gave the green light to the mixed-use development at Market Place, submitted by High Point Estates Ltd. The proposals include converting part of the premises into additional car parking and establishing a new mezzanine level.

Development details

Wilko previously occupied the entire building, which includes a substantial ground-floor retail space and a first-floor warehouse with its own loading bay, according to planning documents. The new plans involve subdividing the ground floor to accommodate gym space with changing facilities, a staff office and reception area, alongside a separate retail unit for lease.

The retail unit would be accessed via Market Place, while the main gym entrance would be at first-floor level, reached from the rear of the property via River Drive.

Jobs and community support

The planning application stated the development would generate four full-time and 10 part-time roles. A design and access statement noted the plans would "bring back much needed activity and vitality" to the town centre and support local regeneration, including the proposed town centre college campus.

During consultation, one unnamed local business submitted a letter of support, saying the proposals would help "attract visitors and investment back into the area".

Approval and conditions

Council planners approved the plans on October 13, 2026, stating the scheme would "support investment and regeneration within a sustainable town centre location" and would not cause adverse visual impacts. A council decision report confirmed the scheme would deliver 60 car parking spaces, 56 cycle parking spaces and four motorcycle parking spaces, and highlighted no "unacceptable impact on highway safety".

Officers added that the leisure and retail scheme would "facilitate the regeneration and reoccupation of one of the largest vacant commercial units within South Shields town centre, supporting investment, economic activity and footfall". Construction must begin within three years under planning conditions.
