Otley, a medieval market town in West Yorkshire, has been highlighted as having the UK's best high street, with three-quarters of its shops independently owned and a vacancy rate of just 8% – nearly half the national average. The town, located just 10 miles from Leeds and six miles from the Yorkshire Dales National Park, also achieved a perfect 100% recommendation score in a People & Places Insight survey, the first place in the UK to do so.

A Rich History of Trade and Craft

Otley's trading legacy dates back to 1227 when it was granted its royal market charter, and next year marks its 800th anniversary. The town's famous 13th-century stone bridge over the River Wharfe remains one of the oldest working river crossings in England. In the 18th century, master cabinetmaker Thomas Chippendale was born here in 1718, and by the 19th century, Otley gained global fame as the birthplace of the Wharfedale printing press.

The town also serves as a filming location for ITV's Emmerdale, doubling for the fictional market town of Hotton. Visitors can combine a trip with tours of the Harewood Estate and the original filming village of Esholt.

Kevin Gibson, owner of Functional Drinks Club, said: “If you live in Otley, the 15-minute town concept is literally it. You’ve got the river, paddle boarding, three butchers, a delicatessen, multiple yoga studios, and a market three days a week. Otley is all about community. We are fiercely proud of what people do.”

Mayor of Otley, Mick Bradley, highlighted the community's resilience: "When a Methodist church went up for sale, the community raised £800,000 to buy it out and create Otley Common. It speaks to an enduring spirit of entrepreneurship and renewal. It's a gritty Northern tale – you have to find your way in the world, and Otley does."

Katie Burnett, co-owner of Courtyard Planters and Chair of Otley BID, said: "I’ve lived in Otley all my life - I tried to leave when I was 18, but I got drawn back. It’s a very nice business community with lots of independents and loyal customers. Otley has a really interesting demographic that gives the business community strength."

Sara Elliott, owner of the Bookshop on the Square, added: “Human interaction is why independent bookshops are still so important. People come in, ask for recommendations, and want to talk about books. We offer a lot more than just a product - you get to know your customers. I was born here and never thought about moving anywhere else.”

Regular buses (X84 or 33A) link Otley to Leeds, and Menston station is 10 minutes away by connecting bus with rail links to Leeds, Bradford and Ilkley. Drivers can use the A660 from Leeds or the A658/A65, with central car parks free on Sundays. Average property prices in Otley stand at £344,000, with terraced houses selling for around £318,000, offering value compared to nearby Ilkley.
