The former Duke of Cumberland pub on Sunderland Road in Felling could become a 16-bedroom home of multiple occupancy (HMO) if changes to a previous planning application are approved.
Revised proposals for cluster apartments
The plans would see the ex-pub converted into an HMO made up of five “cluster apartments” following internal and minor external works. Developers had previously been granted permission to convert the pub into five flats with a total of 10 bedrooms in April this year.
Heritage asset status
According to documents supplied by Vaughan Architecture on behalf of applicant Maytree Property Ltd, the former pub is neither listed nor subject to any heritage protection or conservation zone, but is considered a “heritage asset”.
The planning statement reads: “Remedial works proposed to this heritage asset will ensure the building is rejuvenated and its long-term future maintained before otherwise declining into a state of disrepair.”
“The previous application approved…confirms the desire to see this building brought into use under a residential usage and end its extended period of vacancy. Based on the arguments presented in this document, we find the proposal respectful and in line with local authority and national policies and request that full planning permission be granted, subject to any necessary conditions.”
Transport links and decision pending
Planning documents also state the site has “excellent” transport links with Heworth Metro Station nearby and regular bus services. At the time of publication, no decision has been made by the planner or the council’s planning and development committee.
