A former chapel in a Welsh village, almost hidden by overgrown foliage, is set to go under the hammer with a guide price of just £5,000. Despite its neglected exterior, the interior of Bryn Heulog chapel in New Tredegar, Gwent, tells a different story.

The stone-built chapel, complete with a Welsh slate roof, is nestled at the end of a dead-end road on Ruperra Street, overshadowed by a larger neighbouring chapel and surrounded by trees. Olivia Williams, managing the sale for Paul Fosh Auctions, described the property as a potential bargain for investors or entrepreneurs. She noted that while the chapel appears overgrown and neglected externally, the interior offers a different picture entirely. However, she stressed that significant refurbishment and renovation would be required regardless of the new owner's plans.
Potential and Challenges
The building boasts immense character and development potential, situated in the heart of New Tredegar with views of rolling hills and proximity to local shops and amenities. Possible uses include conversion into a residential home or community space, subject to necessary planning consents.
One specific task for the new owner involves blocking up a doorway that currently provides access to the adjacent building, separating the properties. This must be addressed by the purchaser.
Williams highlighted the village's excellent road links to Bargoed, Blackwood, and the Heads of the Valleys A465, as well as nearby Parc Bryn Bach, a 340-acre parkland.

According to Rightmove and Land Registry data, house prices in New Tredegar averaged £119,667 over the past year, a 12% increase from the previous year and 10% up from the 2023 peak of £108,551. Most sales were terraced properties, averaging £106,321, while detached homes sold for around £306,500.
