Sunderland pub gets approval for games room and beer garden revamp
Sunderland pub approved for games room and beer garden revamp

Sunderland City Council has approved proposals to extend The Guide Post pub in Ryhope Street South, adding a new games room and enhanced beer garden. The investment is expected to create six part-time jobs.

Extension and Renovation Plans

The approved works include a ground floor extension connecting with an existing outbuilding, which will be transformed into a games room with seating. The outbuilding's shopfront will be altered to complement the existing pub, and new windows and beer garden enhancements are also planned.

The proposals, submitted by pub group Dorbiere, aim to revitalise the empty, run-down building adjacent to the site. The applicants suggested the work would "have a positive improvement on the street scene."

Approval and Planning Conditions

The proposals received approval on 26 October, following an amendment that removed plans for a hanging sign on the pub's outbuilding. Council planners stated the final scheme's design was acceptable and would not create concerns regarding overshadowing, loss of daylight, or privacy.

The decision report states: "The proposed link extension would be recessed such that it would only be partially visible from the public domain. In any case, its scale, massing and appearance are all considered appropriate and coordinated to the extent that it would not give rise to any harm insofar as visual amenity is concerned."

Investment and Next Steps

The applicant's previous planning, design and access statement outlined the proposals as sustainable, maintaining they would enhance an existing local facility on previously-developed land. It was further contended that the plans represented "significant investment into an existing business" and would bring wider benefits to the surrounding area.

As part of the planning conditions, construction must commence within three years. Further details are available on the council's planning portal website, under reference 26/01303/FUL.
