Royal Scandal Clouds $400 Million Sydney Harbour Development

The royal connections of a $400 million harbourside trophy home development on Sydney's waterfront should have been the exclusive unit block's most significant selling point. Instead, these very ties now cast a shadow over the breathtaking Darling Point project in the city's elite eastern suburbs. The property developer and designer, Italian aristocrat Edo Mapelli Mozzi, aged 42, is himself born of European nobility and married into the British Royal Family when he wed Princess Beatrice. Unfortunately, this also means his father-in-law is the disgraced former prince Andrew Mountbatten-Windsor.

Epstein Links Dim Glittering Project

Andrew's associations with Jeffrey Epstein and the ensuing shameful revelations have significantly tarnished the appeal of his son-in-law's ambitious plan. The development features six luxury apartments priced at $40 million each, a vast sub-penthouse valued at $82.5 million, and a penthouse costing $77.5 million at 81 Yarranabbe Road. Eager billionaires were even invited to customise the plan by combining both penthouses into a single unit, available for a substantial $160 million.

As recently as last November, the glossy sales pitch proudly proclaimed the project as a prestige-defining development destined to become a landmark for future generations. With 45 metres of absolute water frontage, the site was described as a unicorn Sydney Harbour location, a rarity almost unheard of in the eastern suburbs, shaped over several decades into a visionary concept.

Architectural Excellence and Royal Ties

The boutique block is designed by celebrated Australian architect Alex Tzannes in collaboration with Mapelli Mozzi's Banda property development group. As the most expensive development in Sydney's eastern suburbs, it has propelled the apartment market into unprecedented price territory. Mapelli Mozzi is the son of Anglo-Italian nobleman Count Alessandro Mapelli Mozzi, a former Olympic skier and heir to the family seat, Villa Mapelli Mozzi in northern Italy.

After a whirlwind romance, Edo and Princess Beatrice married in a 2020 lockdown wedding attended by the late Queen Elizabeth and Prince Philip, and they now have two daughters together. He has been a regular fixture on the British royal social scene, attending weddings, funerals, race meetings, and church services alongside Princess Beatrice.

Diminished Public Appearances and Fallout

However, those high-profile public appearances have notably diminished since the release of three million files detailing Epstein's sex-trafficking ring, which included startling new photographs of Edo's father-in-law. In February, British police arrested Andrew Mountbatten-Windsor on suspicion of misconduct in public office. Although he was not charged and denies all wrongdoing, the brother of King Charles III was detained for nearly 11 hours, emerging looking haggard and haunted.

Edo's mother-in-law, Sarah Ferguson, who has also been linked to Epstein, has since vanished from public life. Additionally, Beatrice and her sister Eugenie have been formally excluded from royal events, including Royal Ascot in June and the Easter Sunday church service at Windsor Castle. Just three years ago, Edo and Beatrice arrived triumphantly by carriage to Royal Ascot with the Prince and Princess of Wales, beaming widely. Now, Mapelli Mozzi is reportedly distancing himself from his wife's troubled family.

Avoiding the Spotlight and Solo Escapes

While avoiding the construction site at 81 Yarranabbe Road, where the selling agent is said to be wary of any mention of the project's royal connections, Edo has been observed jetting off to other locations. Just before Andrew's arrest, Mapelli Mozzi escaped on a solo trip to Palm Beach, Florida, representing Banda at the local Design Days industry event. There, he posted videos of himself walking alone among palm trees along the coast.

The multi-millionaire resides with Beatrice, their daughters, and his son Wolfie from a previous relationship in a $6.8 million farmhouse in England's Cotswolds, northwest of London. It remains uncertain whether there will be further fallout for Beatrice, aged 37, and Eugenie, aged 35, following the latest Epstein document release. These files mention them lunching with Epstein after his release from prison and acting as Buckingham Palace tour guides for his associates.

Royal Ties Omitted from Marketing

It has also emerged that Beatrice advised her mother on how to placate Epstein after Fergie called him a paedophile while apologising for accepting a £15,000 bailout from the child sex offender in a 2011 interview. She played a key role in facilitating her father's disastrous 2019 Newsnight interview. Tellingly, on the ultraluxe website marketing the bougiemax Sydney homes to the mega-rich, Mapelli Mozzi's biography makes no mention of his royal ties. One might reasonably suspect this omission is not an oversight but a strategic move to mitigate the scandal's impact on the development's appeal.
