A 158-home development in Castleton has been given the final sign-off by Rochdale council. The scheme will see a mix of two and three-bedroom houses built on Trub Farm off Manchester Road. MCI Developments will transform the long stretch of land bounded by the canal, just a short distance from Castleton town centre, into a residential space.
Affordable Homes and Community Spaces
Private gardens, a children’s play park and public open space have been factored into the plans. All the homes will be available at an affordable rate (up to 80 per cent of market value). Most of the accommodation will be provided as semi-detached houses or small terraces of three. In total, 48 of the homes will be apartments spread across two, three-storey tower blocks.
Access and Connectivity
Access to the site will come from Trub Road, via a bridge and walkway over the canal to allow pedestrians to join the existing connection onto the canal footpath. There is also a proposed stairway to the north of the site, leading up to the canal, which will allow easy connections to Castleton.
Final Agreement Reached
The plans were officially approved by Rochdale council’s planning committee back in July 2025. But the local authority has only just come to an agreement with the developer, MCI Developments, over the added details of the scheme. These include who will manage the public open space and the allocation of financial contributions to local infrastructure.
Planning papers read: “The proposed scheme at Trub Farm will be developed to provide a beautiful, well-designed neighbourhood for residents. The scope and nature of the suggestions will guarantee that the plan will benefit and improve the neighbourhood and surroundings. The development is placed in context with the surrounding region by carefully considering the structure, massing, streetscape, landscaping, and materials, resulting in an appealing, distinctive, and aspirational plan.”
