Plans for 136 affordable homes next to Wirral golf club submitted

Plans to build 136 affordable homes next to a Wirral golf course have been submitted to the council. The development would see the Carlett Oil & Fuel Storage Depot site in Eastham redeveloped into housing, with the homes delivered in partnership with Magenta Living.

Joint applicants and site details

The plans have been put forward by joint applicants Hampstead Regeneration Limited, Anwyl Construction Company Limited, and Magenta Living. The site is under the ownership of Hampstead Regeneration Limited.

The homes would be built on land west of the Wirral Circular Trail/Ferry Road. Access to the housing development would come from Ferry Road, with the proposed entrance being just north of the golf club's car park.

Housing mix and grey belt status

The development would largely consist of semi-detached homes and small terraced rows. The 136 homes would include 65 social rent units, 41 shared ownership, and 30 rent to buy. Homes would range from one to four bedrooms, with three-bedroom houses being the most common type, making up 45% of the units.

Plans explain the site's land falls within the definition of the 'grey belt', which is classed as lower quality areas of the green belt targeted for housing. Grey belt sites tend to be low value sites that have previously been developed.

Social impact and housing need

The submitted plans claim the development would lead to various positive social impacts. Construction of the homes, expected to last around three years, would create jobs, and up to four apprentices would be supported during the build phase.

In explaining why affordable housing is needed in the area, submitted documents say: "A large proportion of future population growth within Wirral is anticipated to be within the over 65s age group. To maintain a balanced economy the area will need to attract and retain working age families." Adding: "Affordable housing needs stand at 687 dwellings per annum. This is a significant annual need for affordable housing. These proposals will make a substantial contribution towards those needs by addressing 19.8% of the borough’s annual affordable housing need."
