Gubeon Wood in the NE61 postcode district, covering the Morpeth area, has recorded the highest average sale price in the Newcastle region over the past three years, with two transactions averaging £1,875,000 and the highest reaching £2,700,000, according to analysis by Brickview.ai. The North East's most expensive street has an average house price of more than £1.8m, based on the latest underlying data sourced from the Land Registry.
Runnymede Road's standout sales
The most striking figure in the table belongs to Runnymede Road in NE20, which covers Ponteland and Darras Hall. Known in some circles as "millionaires row", the popular street has been home to both Newcastle and Sunderland footballers in the past, as well as local celebrities. The road is one of the most traded streets, recording 19 sales over the three-year period, by far the most of any in the top 10. It also carries the table's highest individual sale of one property at £6m, yet its average price of £1,817,371 places it behind Gubeon Wood.
Gosforth's NE3 dominance
Five of the ten streets are located in the NE3 postcode, which covers Gosforth, including Graham Park Road, which last year appeared in a ranking of the best places to live in the UK. Two of those NE3 streets showed a marked gap between their average and highest transactions. Elmfield Road averaged £1,164,600 but saw one property sell for £3,041,000, while Kenton Avenue's average of £1,140,000 was accompanied by a highest sale of £3,075,000. West Mews rounds out the top ten with an average of £1,046,250, meaning the gap between first and tenth place is approximately £829,000.
