A developer has submitted plans to build nine luxury homes on green belt land near Jumbles country park in Bolton. The application, by Power Plant Ltd, seeks to demolish existing buildings at the former Fitzpatricks Conveyor Belt Ltd site at Moss Hill Farm on Bradshaw Road.
Proposed development details
The site covers 0.49 hectares of previously developed land in the green belt. Six single-story commercial buildings and hard standing would be cleared. Six of the new homes would be set back from the road, with three fronting Bradshaw Road.
The three front dwellings would be two-storey, five-bedroom detached houses. Plots 4 to 9 would be detached six-bedroom homes. The total floor area would be 3,245.5 square metres, with a volume of 11,591 cubic metres.
Planning statement and green belt impact
A planning statement submitted to Bolton council says the proposal “constitutes appropriate development within the green belt and will not result in harm to its openness and will provide a visual benefit to the area.” It acknowledges “some harm to the green belt” but says the visual effect on openness “would be modest,” as the increase is limited and appropriately sited, replacing existing buildings.
The statement adds: “The proposed development will result in a total floor area of 3245.5m2, which is a less than 30% increase and volume of 11,591m3. While there is an increase in both floorspace and volume, these are not significant. The visual improvement of the site and the efficient use of land for the delivery of housing is a key and significant benefit of the development.”
Bolton council planners will decide on the application in the coming weeks.
