London First-Time Buyer's Costly Regret After Flat Purchase and Renovation

A first-time buyer has openly shared her significant regret after purchasing a two-bedroom flat in London and investing hundreds of pounds in renovations, revealing a critical oversight that has left her feeling trapped and unhappy.

The Purchase and Renovation Mistake

In December 2025, a 27-year-old woman bought a two-bedroom flat in London on a five-year fixed mortgage deal. She proceeded to renovate the property extensively, spending what she describes as "way more money than she should have." However, her primary regret stems from not living in the flat before undertaking the renovations, which she believes would have prevented such excessive spending.

She explained, "I purchased in Dec 2024 on a 5 year fix and got the flat completely renovated spending way more money that I should have. I definitely should have lived in it first before renovating it else I wouldn’t have spent that kind of money on it."

Noise Issues on a Main Road

The flat is located on a main road, and while noise was barely noticeable during viewings, it has become a major problem since moving in. Despite having secondary glazing installed by previous owners, the noise from motorbikes and "boy racer cars" is overwhelming. The owners did not install acoustic glass, and she estimates that adding it would cost around £3,000, which she is reluctant to invest further into what she calls a "money pit."

She said, "When I viewed I barely noticed the noise but now I am here it is so bad, even though I have secondary glazing already from the previous owners. The owners didn’t put in acoustic glass so that’s my next step but that’s going to cost me £3k and I don’t really wanna add more money to this money pit."

Emotional and Financial Strain

The situation has caused significant emotional distress, compounded by guilt as her parents helped with the purchase. She feels stuck and unhappy, questioning who would buy the flat given the noise issues. She added, "I really don’t know what to do - I feel so guilty because my parents helped me to buy and now I feel stuck. I’m just so unhappy here but who is gonna buy it."

Community Advice on Reddit

After posting her dilemma on the r/HousingUK community on Reddit, hundreds of users offered advice. Many recommended investing in soundproof windows, such as triple glazing, as a worthwhile solution that could improve her quality of life and increase the property's appeal to future buyers.

One commenter noted, "£3k on soundproof windows is a sound investment because A) it makes your life more bearable and B) it’s attractive to potential buyers when you come to sell it eventually." However, the original poster expressed doubts, saying, "Agree but I don’t know if it will make much more of a difference to what I already have now… motorbikes and boy racer cars are the problem mainly and the glass still won’t cut through that."

Additional Perspectives and Reassurance

Others shared personal experiences, with one user highlighting how triple glazing can significantly reduce noise and how people adapt over time. Another offered reassurance based on their own similar situation, where they sold the flat after four years without issues and even made a profit, emphasizing that renovations can add value.

They said, "All I can say is that I had a similar experience, worried the entire time I owned a similar flat, thought I’d made a huge mistake, then when I decided to sell it four years later it sold without too much issue and I even made money on it. I’m sure the renovations you’ve made will add value or at least make it more appealing."

A fourth commenter added, "Don't panic, someone will definitely buy it and probably for more than you paid for it," encouraging her to focus on the positive aspects and learn from the experience.
