First-time buyers in Scotland looking for an affordable home should consider Kilmarnock, Ayrshire, which has been named the cheapest location in the country by Rightmove. The historic town, located just 37 minutes by train from Glasgow, offers an average property price of £92,380 as of May 2026.
Scotland's Cheapest First-Time Buyer Hotspots
Rightmove analysed property listings from May 2026 to identify the most affordable areas for first-time buyers across the UK. Five Scottish locations made the national top 20 cheapest list, with Kilmarnock ranking third overall behind Middlesbrough and Grimsby.
Other Scottish towns on the list include:
- Greenock, Inverclyde - average price £93,998, though with 11% year-on-year growth
- Paisley, Renfrewshire - £95,430
- Irvine, Ayrshire - £96,768
- Aberdeen - £97,002
Price Growth and Trends
While no Scottish area made the most expensive list, Falkirk recorded the third-fastest price growth in the UK at 17% year-on-year. Inverness saw 11% growth, and Airdrie 8%. Conversely, Motherwell was the only Scottish location with negative growth, at -7.3%, with an average price of £108,458.
Kilmarnock itself boasts a rich history dating back 1,500 years, and its proximity to Glasgow and the Ayrshire coast makes it an attractive option for commuters and those seeking a balance between urban and rural living.
