Canary Wharf's iconic HSBC Tower is set for a major transformation into a mixed-use development, with plans submitted to Tower Hamlets Council by the Qatar Investment Authority (QIA) and Canary Wharf Group (CWG). The 45-storey building, whose lease expires next year, will reportedly include a 181-room hotel, restaurants, leisure facilities, and office space.
Design and Features
The redevelopment, estimated to cost between £800,000,000 and £1,000,000,000, will see chunks of the upper floors cut away to create terraces, giving the building a 'Swiss cheese' appearance. A publicly accessible rooftop venue will offer panoramic views of London, while a walkway will link the Elizabeth line station with Canada Square Park. Office space will occupy the middle floors, designed for multiple occupants.
Top floors will feature staggered terraces and a large glass box called 'The Cloud', serving as an event space with restaurants and bars. According to The Banker, BlackRock is already eyeing the space.
Timeline and Leadership
The tower will be stripped of its interiors once HSBC leaves in 2027, with renovation expected to begin in 2028. No official completion date has been shared.

Elie Gamburg, of architectural practice Kohn Pedersen Fox, added: 'We are extremely excited to collaborate with QIA and CWG to reimagine the single-use office building as a blueprint for the highly sustainable, mixed-use building of the future.'
Other London Transformations
The HSBC tower is not the only London landmark changing use. The BT Tower is being turned into a hotel with a rooftop pool and revolving observation deck. A new £1,000,000,000 skyscraper is planned in the City of London, and several new towers in Vauxhall will include homes, student accommodation, another hotel, and retail space.
