Dukinfield, a town in Tameside, Greater Manchester, has been identified as a UK property hotspot where house prices have consistently risen over the last four years, according to new analysis from Zoopla.
Consistent annual growth
Zoopla analysed valuations of individual homes from June 2022 to June 2026, finding that 51.1 per cent of homes in Dukinfield increased in value annually each June over that period. This is the highest percentage in the North West.
The average sold price for a property in Dukinfield over the last 12 months is £214,658. Detached homes sell for an average of £350,000, semi-detached for £255,000, terraced for £190,000, and flats for £142,500.
Reasons for the rise
A Zoopla spokesperson said: "Living in Dukinfield is akin to owning a haven near the city. The beneficial location offers an easy commute to Manchester whilst still giving you that sense of being distant from the city's hullabaloo."
The spokesperson added: "Dukinfield is blanketed in a rich history that takes root from its industrial realism, providing a solid backstory for this progressive yet rustic town. The picturesque setting, specially around the golf course and Matley Lane, adds to the allure of moving to Dukinfield. Besides, it also houses educational and recreational facilities, making it well-balanced for a fulfilling lifestyle."
National context
Zoopla estimated that only 14 per cent of UK homes – just over four million properties – increased in value annually each June from 2022 to 2026. However, its house price index indicates the average UK home value rose by 15.3 per cent over five years, equating to £36,100 per home.
Richard Donnell, executive director at Zoopla, said: "Housing markets across Northern Ireland, the North and Scotland have seen homeowners keep building equity in their home because the local housing market was less exposed to the affordability pressures that higher mortgage rates bring."
He added: "For homeowners, this analysis highlights why you cannot rely on national or regional averages when assessing what your home is worth. Trends vary by property type and at a hyper local level."

Zoopla also listed other top performers by region: Antrim (Northern Ireland) 60.5%, Bonnybridge (Scotland) 60.8%, Castleford (Yorkshire and the Humber) 53.6%, Hebburn (North East) 42.6%, Wednesbury (West Midlands) 51.3%, Tonypandy (Wales) 46.6%, Hope Valley (East Midlands) 37.5%, Dagenham (London) 31.6%, Dursley (South West) 15.1%, Bicester (South East) 27.7%, and Witham (East of England) 13.3%.
