Plans to develop a house in multiple occupation (HMO) at a residential property in Bridgend have been handed in to the local council.
The proposals were submitted in August and could eventually see a three-bedroom house in Litchard Park changed into a four-bedroom HMO.
Location and proposed works
Litchard Park is considered an established residential area located around two miles from Bridgend town centre.
If approved, the plans could see permission given for works at the two-storey property for a number of internal reconfigurations.
These would include works to the ground floor to provide an additional bedroom as well as en suite facilities for the bedrooms on the first floor.
Occupancy and external changes
A part of the application said this would allow for the home to be occupied by up to a maximum of six people, though noted the only external works would be the installation of a small bat box and bird box.
The plans would also see the retention of the existing driveway providing off-street parking for up to three vehicles.
Impact on the area
The application said while there was a larger five-bedroom HMO already based on the street, the development would not lead to an over-concentration of HMOs in the area.
It said: "The proposal is not considered to result in more than 10% of residential properties within a 50m radius being in HMO use nor in an overconcentration of HMOs that would harm residential amenity."
It added the site was "readily capable" of accommodating four bedrooms with associated en-suite facilities and a shared living/kitchen space without over-intensifying the use of the building.
The submission will now be considered by Bridgend County Borough Council's planning department for a decision over the coming months.
It comes after rejected plans for a similar sized HMO on Mackworth Street, Bridgend, were overturned at a planning appeal earlier in 2026.
