The power couple, who have three children, are believed to have purchased a 58-acre plot in the picturesque region for around £7.5 million. They have now been granted permission to construct a substantial seven-bedroom property on the land, which currently features a derelict shack and a lake filled with algae.

This development has been made possible under a special exemption clause within the Government’s National Planning Policy Framework. The clause, which requires significant financial investment to override standard planning restrictions, has earned its 'rich person' nickname due to the substantial costs involved.

Architectural drawings described the project as a "spectacular rural estate" offering "seamless indoor-outdoor living." The proposed contemporary dwelling is designed to part-cantilever over its own lake, featuring exceptional room volumes, abundant natural light, and stunning countryside views.

"Meticulously designed to integrate with the natural landscape, the property offers a striking architectural statement, blending contemporary style with sustainable building practices," planning documents stated. The listing had previously touted the site's "totally unique" position with a "magical woodland lake."

Local Reactions and Celebrity Neighbours

While the area is already home to notable figures like the Beckhams, Jeremy Clarkson, Simon Cowell, and Ellen DeGeneres and Portia de Rossi, the arrival of such high-profile new residents has stirred mixed feelings locally. One Cotswolds villager expressed concern to The Sun, stating, "I think it will change the village."

It is reported that Beyoncé and Jay-Z viewed the land by helicopter in the summer of 2025, between dates on the UK leg of Beyoncé's Cowboy Carter World Tour. A source suggested the search for a UK base was partly motivated by the devastating wildfires in Los Angeles, though the couple will maintain their primary home in LA.
