A beach hut in the Welsh coastal village of Abersoch, nicknamed 'Cheshire-on-Sea', has been listed for £200,000 – the same as the average house price in Wales. The detached cabin, made of timber and corrugated iron, has no power or running water. It is one of 17 huts along Porth Mawr beach in Gwynedd.

Property details and location

The cabin, known as Beach Hut 7, was rebuilt in 2023 and provides 'fantastic storage', according to estate agent Rhys Elvin. The agency said cabins on this side of the beach 'don't come around often', describing the sale as a rare opportunity. The hut is listed at just £15,000 below the average Welsh house price of £215,000 recorded in December 2025, which was up 5.0 per cent (£10,000) from a year earlier, according to the Office for National Statistics (ONS).

Abersoch is a village on the western tip of the Llyn Peninsula, popular among wealthy holidaymakers. It has attracted visitors including former Manchester City footballer Kyle Walker and the Rooneys.

Estate agent's remarks

The agency said: 'Think BBQs with friends, Sundowners with a view, Somewhere to stash the paddleboards, the wetsuits, the beach toys and keep the sandwiches sand-free. Beach huts like this don't come around often.'

Public reaction

The guide price left some shocked. One person said: 'I thought this was a joke or they'd added an extra zero on by mistake.' Another added: 'Looks like a garage.' A third commented: '£200,000 for a SHED!!! Lost the plot!'

The hut is on the market for offers over £200,000, with final offers due by 4pm on July 1.
