A wealthy investment banker who purchased a luxurious waterfront mansion for a record-breaking £15 million has obtained planning permission to demolish the existing property and construct an even larger, more opulent residence in its place. Michael Dennis, along with his wife Angela, plans to level the five-bedroom Arts & Crafts-style home, which is considered one of the finest properties on the waterfront of Poole Harbour in Dorset.

Record-Breaking Purchase and Ambitious Plans

The mansion, located on exclusive Pearce Avenue, was sold in 2024 by Louise McGlinn, the heiress of the Body Shop empire, for £15 million. This sale set a new record for any home on the Poole Harbour waterfront, surpassing the previous high of £13.5 million paid by entrepreneur Tom Glanfield for a property on Sandbanks in 2023. Miss McGlinn had originally acquired the house in 2008 for £9.4 million, following her father Ian McGlinn's famous £4,000 loan to Anita Roddick to establish the Body Shop, which he later sold for £146 million.

Design and Features of the New Mansion

The Dennis family intends to invest several million pounds in building a bespoke, modern six-bedroom mansion. The new property will feature an indoor swimming pool, sauna, gym, and yoga room on the lower ground floor. The ground floor will include a huge kitchen, day room, living room, snug, office, and a grand entrance hall. The top two floors will house six bedrooms, each with its own balcony, while the master bedroom will boast his-and-her dressing rooms and en suite bathrooms.

Externally, the plans include a large sun terrace, a boat house, a slipway providing access to the harbour, and a jetty. Additionally, an annexe to the side of the main house will be demolished and replaced with a new six-bedroom detached house, also featuring an indoor swimming pool, yoga room, and gym. While the value of the new main mansion is expected to remain around £15 million, the side house is projected to be worth approximately £10 million.

Controversial History and Neighbourly Support

The address has previously been at the centre of controversy when a well-known property developer attempted to purchase it and build three identical houses on the plot, each valued at £9 million. This scheme angered neighbours, who feared that the 'identikit houses' would ruin the character of the prestigious street, create cramped conditions, and destroy their privacy.

However, after the Dennis family acquired the property and submitted revised plans, the local reaction has been far more favourable. BCP Council received letters of support for the new designs, with neighbours praising them as 'thoroughly and beautifully executed' and stating that the new mansion would enhance the area. In their report to the council, the Dennis' planning agent noted that the applicants had engaged with immediate neighbours, who warmly received the proposals and deemed them preferable over the previous three-dwelling scheme.

Architectural Context and Impact

The planning agent emphasised that the new house would adopt a more traditional design compared to the modern, flat-roofed, block buildings that have become common along the harbour waterfront. They explained that Pearce Avenue has undergone an evolution, with most houses being newer, larger, and more modern. The proposed replacement house would be sited on the footprint of the existing one, maintaining the same orientation and outlook, and would continue the general theme of some of the older houses on the avenue.

The agent concluded that the visual impact of the development would be neutral at worst and positive at best, as it would not significantly alter the site's appearance from traditional to contemporary, unlike some neighbouring developments.

Prestigious Location and Celebrity Connections

Pearce Avenue is just a stone's throw from Sandbanks, which has been one of the most desirable places to live in the UK for over two decades. In 2000, this strip of land was named the fourth most expensive residential property area in the world, behind Tokyo, Hong Kong, and London. The area boasts notable residents, including former football manager Harry Redknapp and his wife Sandra, who have owned three houses there, Sky Sports pundit Graeme Souness, and celebrity interior designer Celia Sawyer.

Mr Dennis, a partner and co-head of European credit at the global investment company Ares Credit Group, and his family also own another lavish £6 million mansion on a private gated estate in Oxshott, Surrey, within the commuter belt. This latest project in Poole underscores the ongoing allure and high-stakes property market in one of Britain's most exclusive coastal locations.
