Plans to build up to 122 new homes on land near Llangynwyd have been approved by Bridgend County Borough Council. The decision was made at a planning committee meeting in July.
Site and Development Details
The site is located southwest of Pont Rhyd-y-Cyff, Llangynwyd, and is one of three parcels of land in the area allocated for housing. Persimmon Homes will develop the site, which includes access, landscaping, drainage, peat translocation, and biodiversity enhancements.
The new estate will comprise 24 one-bedroom apartments, 34 two-bedroom houses, 50 three-bedroom houses, and 14 four-bedroom houses. Of these, 18 properties will be designated as affordable housing.
Access and Traffic Concerns
Access to the development will be via a new priority junction onto the A4063 Bridgend Road. The planning committee received one letter of support and 10 letters of objection, including one from Llangynwyd Middle Community Council. Concerns centered on potential traffic increases on the already congested A4063, which is the main route to Maesteg.
Councillor Mark John reiterated traffic concerns, referencing a 2016 report stating the A4063 was at capacity. However, council officers noted significant changes since then, including the closure of the Revlon site and a shift toward home working. They also highlighted planned improvements to the A4063 corridor, such as crossings to slow traffic and improve safety for pedestrians and cyclists.
The application was approved by a vote of 12 to two, in line with officers' recommendations.
