A stunning Florida destination has been crowned the best beach in the world, drawing Americans to relocate with property prices significantly below the national average. Pensacola Beach, located approximately 700 miles northwest of Miami, received over 757,000 votes to claim the top spot in this year's Condé Nast Traveler's Readers' Choice Awards.
Why Pensacola Beach Stands Out
Darien Schaefer, president and CEO of Visit Pensacola, highlighted the beach's unique appeal: its fine white sugar sand, which he described as a rarity. "It's a testament to the quality of the beaches, how they're maintained, and all the amenities around it," Schaefer told the Daily Mail. He noted that the combination of crisp sand and blue-green water is typically found only in remote luxury locations outside the United States.
The city is thriving, boasting a vibrant downtown, lively nightlife, active arts scene, and a burgeoning food landscape. "It's a great combination of things," Schaefer added. "Tourism is strong, military presence is robust, we have a strong education system, great medical facilities, and some really strong businesses."
Affordable Housing Attracts New Residents
Pensacola's relatively low cost of living is a major draw. According to Zillow, the average home value in Pensacola is $265,913, roughly $100,000 less than the national average of $368,198 and well below Florida's state average of $376,504. Realtor Christina Leavenworth, a Pensacola native who has sold over 1,000 homes in the area, described it as "one of the most affordable areas of Florida." For around $260,000, buyers can find a nice three-bedroom, two-bathroom home in a great location, often selling quickly.
Rent is also attractive, with average rents in Pensacola at $1,795. Leavenworth noted an increasing influx of families from as far as Vermont seeking warmer weather and affordability. Retirees are particularly drawn to the area, benefiting from Florida's lack of state income tax and no taxation on retirement income, including Social Security, pensions, and account withdrawals.
Additional Amenities and Accessibility
Pensacola's downtown is bustling, and the city hosts the US Naval Air Station and the US Navy Blue Angels squadron. Schaefer emphasized the beach's accessibility, with multiple entry points and ample parking. "In some areas, getting to the beach can be very difficult because it's all privately owned or you have hotels," he explained. "Here, you can find an area all to yourself or be right in the thick of things."
Governor Ron DeSantis celebrated the recognition on social media, posting, "Congrats to Pensacola Beach - ranked #1 in the nation!" Other Florida beaches also made the list: Siesta Beach ranked eighth, known for its 99 percent quartz sand; Navarre Beach came in second, previously called the state's most relaxing place; and St. Augustine Beach on Anastasia Island ranked 14th. Florida boasts 825 miles of beaches, according to the state's Department of Environmental Protection.
