The Duchy of Cornwall has released designs for a new High Street at Nansledan, an urban extension to the east of Newquay. The development will eventually include around 4,000 homes, alongside retail, offices, workshops, green spaces and community facilities. So far, 230 homes have been completed.
The new High Street, described as the first of its kind built in the UK for some time, will feature three- and four-storey mixed-use buildings housing shops, offices and homes. It aims to encourage independent local traders and artisans. Already, Nansledan has a bakery, and residents are supporting plans for a pharmacy.
The pedestrian-friendly street will include diagonal parking for cars, and a public square called Plen Eglos at the eastern end, serving as an events space in front of the new Newquay Methodist Centre. To the west, the street widens into a market area before narrowing towards a granite bridge over Chapel Stream.
A pub, restaurant and hotel on the corner will form the western boundary, offering views over the countryside. Outline planning permission has been granted, with construction expected to begin within two years and the first shops opening around 2022. Ten businesses have already been attracted, including a café, barber, beauty salon and bridal gown shop.
The new primary school, Skol Nansledan, is set to open in September. Hugh Petter of ADAM Architecture, which designed the High Street, said it “will form the beating heart of this new community” and “demonstrate that it is still possible to create viable commercial areas at the core of new speculative development”.
