Wain Homes has been granted planning permission for the 175-home development off Huddersfield Road in Mossley, with construction set to begin shortly. First homes are expected to be on sale from summer 2027.

The scheme, approved by Tameside council’s planning panel last week, includes a play area, a road connecting the houses to Huddersfield Road, and footpaths linking to surrounding green space. The development will feature a ‘linear open space’ through the centre of the three, four and five-bedroom homes, with benches, natural play logs and play boulders. Some 26 of the properties have been designated as affordable homes, priced at up to 80 per cent of market rate.
Controversy and approval
Plans for the site, between Hey Farm Estate and Mossley Hollins High School, have been controversial. Councillor Jack Homer spoke on behalf of objectors at the panel hearing, raising concerns that the park is too close to the Hey Farm Estate, that three-storey homes would overlook neighbours, and about potential flood risk. Despite these objections, the panel voted to approve the scheme.
Richard Chamberlain, regional managing director at Wain Homes, said: “This approval enables us to begin work on a high-quality development that combines a well-considered layout, attractive architectural design and a comprehensive landscape strategy.” He added that Mossley is a sought-after location offering a semi-rural lifestyle with good transport links, and that the development is close to Mossley Hollins School.
Timeline and contributions
The first homes are expected to be available in summer 2027, with the first completions due by winter 2027. The homes will be from Wain Homes’ new energy efficient Ascend collection, which features a premium all-inclusive specification. The developer will also make an index-linked contribution of more than £450,000 towards local education, highways and greenspace improvements in the borough.
