Use £1 coin to check homes for rodent gaps, expert urges

UK households are being urged to check their homes using a £1 coin after the country's hot summer triggered a surge in rat and mouse activity. Property expert Saif Derzi, founder of Property Buyers Today, is advising homeowners to look for gaps roughly the size of a £1 coin, as rodents seek shelter in warm buildings during the cooler months.

Why a £1 Coin Check Matters

“Many homeowners will be surprised that rats only need a gap of around 20mm, roughly the size of a £1 coin, to gain access to a property,” explains Saif. Rats and mice take refuge in loft spaces and other warm areas, particularly where there is a food supply. Homes become more attractive due to shelter from rain, the smell of hot food, and access to water sources.

According to the British Pest Control Association (BPCA), there are about 80,000 callouts for mice each year, with September marked as the start of the season.

Sealing Entry Points

“The first step is identifying and sealing potential entry points before rats can get inside. Small gaps around pipes and cables can often be sealed using wire wool, and a pack of 24 at Tesco costs only £4.99, which comes out to 20p per piece,” Saif said. Cement or specialist expanding foam can also work, while damaged air bricks should be fitted with metal mesh covers that maintain ventilation while preventing access.

Homeowners should also ensure bins are securely closed, remove potential food sources where possible, clean crumbs around the kitchen, and avoid leaving pet food out overnight.

Acting on Warning Signs

“If you spot signs of rodents, it's important to act quickly. Common warning signs include droppings, scratching noises, gnaw marks, and damage to insulation, wiring, and pipework.” While preventative measures can help, homeowners dealing with an active infestation should seek professional pest control advice as soon as possible, as DIY solutions often fail to tackle the root cause.

Saif adds: “Rat and mouse infestations can cause significant damage to a property, from chewed electrical wiring and damaged insulation to compromised pipework.” In severe cases, infestations can impact a property's saleability, as mortgage lenders may require evidence that an infestation has been professionally treated before approving a loan, which can delay or complicate a sale.
