A 440-year-old stately home with 14 acres of land is set to go under the hammer later this month with a guide price of £550,000 to £600,000 – the same price as a four-bedroom house in Greater Manchester.
Barlborough Hall, a Grade I-listed Elizabethan manor dating from 1583, is located near Chesterfield, Derbyshire. The property features nearly 16,000 square feet of living space, manicured gardens, wooded areas and sweeping lawns, and sits within approximately 14 acres of grounds that form part of a Grade II registered park and garden.
A Piece of English Architectural History
The residence was built for Sir Francis Rodes, the judge who took part in the trial of Mary Queen of Scots. It is thought to have been designed by architect Robert Smythson, who was also responsible for Hardwick Hall and Wollaton Hall.
James Vandenbrook, associate director at BTG Eddisons Property Auctions, which is managing the sale, said: "Barlborough Hall is an exceptional property in every sense."
"It is not often that a Grade I-listed Elizabethan house of this scale, with such a remarkable architectural history and so much land, comes to the market at auction," he added.
Former School Premises
The hall has been put up for sale after Mount St Mary's College and Barlborough Hall School, run by the Jesuits, closed last year having occupied the premises since 1939. The school entered administration in July 2025, with other sections of the broader estate sold off during the summer months.
Mr Vandenbrook said: "Barlborough Hall is a building of genuine national architectural significance and there will inevitably be a great deal of local and national interest in what happens to it next."
"Whoever acquires it will have the opportunity, and indeed the responsibility of becoming the next custodian of a unique house that is more than four centuries old," he added.
Barlborough Hall will go under the hammer on September 30.
