Former Tyneside kennels could become two new homes

A disused dog kennels site in South Tyneside could be demolished to make way for two new houses. A planning application has been submitted to the borough council for the former Bridle Lodge Kennels site, located off Bridle Path in the East Boldon area.

The proposals seek to clear the vacant kennel buildings from the site to allow for the construction of two 1.5-storey residential properties, each featuring three bedrooms and living accommodation.

Design response to Green Belt setting

An accompanying design and access statement notes the proposed houses have been "carefully conceived to respond sensitively to their Green Belt setting". This encompasses the plans replacing an existing developed site with a low-density residential scheme that "respects the character of the surrounding landscape and preserves Green Belt openness".

The application contends that the proposals represent a "positive, sensitive and sustainable redevelopment" and notes that landscaping, new trees and hedge planting would "soften the development and enhance biodiversity". Each property would also benefit from parking for a minimum of two vehicles and a secure cycle storage facility.

Improving the site's appearance

The design and access statement continues: "Since the closure of the kennels, the site has become underutilised, with the existing buildings now vacant and no longer serving a beneficial purpose."

"The utilitarian concrete kennel buildings are dated in appearance and make a limited positive contribution to the character and visual amenity of the surrounding Green Belt. Their replacement with a well-designed residential development will result in a substantial improvement to the site's overall appearance and environmental quality."

"The proposed dwellings have been carefully designed to respond to the site's rural setting, incorporating a contemporary architectural approach whilst remaining sympathetic to the surrounding landscape. Their modest scale, 1.5-storey form and sensitive positioning ensure that the development will not appear visually dominant within the wider landscape."

A decision on the application is anticipated following a council consultation. For further details, visit the council's planning portal website and search for reference 260624.
