Work starts on 103,770 sq ft logistics unit at Birch Park

Construction has started on a new 103,770 sq ft urban logistics unit at Birch Business Park in Heywood, expanding the industrial estate next to the M62.

The unit, named Birch 100, will be built in the south east corner of the 15.6 hectare estate. The land was previously used for storage of portacabins, cranes and other construction site equipment.

Tenant and facilities

The tenants for the new site, McCarthy and Stone, are expected to use the facility for maintenance of HGVs and cranes as well as a fuelling point.

The scheme is being delivered by urban logistics developer and investment manager Chancerygate, who will also refurbish three other units on the estate. Completion is expected in summer 2027.

Northern Gateway context

The estate sits within the Northern Gateway, a 1,600-acre employment area straddling the Bury and Rochdale border. The Northern Gateway project is set to become one of the largest employment hubs in the region, driving substantial investment and up to 10,000 jobs into Greater Manchester.

It also promises 6.5 million sq ft of industrial space and new homes within areas of Bury and Rochdale along the M60, M62 and M66 corridors.
